The Bay Club

With its location on Massachusetts’ South Coast, the Bay Club offers the luxury and beauty of the state’s best-known coastal communities without the traffic and exorbitant housing costs. The residential and country club community in Mattapoisett, Mass., is within an hour’s drive of Boston, half-hour of Providence and close to beaches and recreational opportunities as a result of its proximity to Buzzards Bay, giving it a convenient location while also offering a getaway amid one of the nation’s most densely populated regions.

“Statistically, more than 40 percent of the population of the United States resides in the Northeast,” Bay Club Director of Sales Dave Andrews says. “What’s unique about this community is it is on the western shore of Buzzard’s Bay, a deep warm-water harbor. We have great boating, swimming and fishing opportunities and are connected to the Interstate highway system, making us easy to get to.

“A lot of the coastal villages and towns are densely populated, but we have an abundance of open space just a half-mile from Mattapoisett Harbor,” he adds. 

The 625-acre Bay Club includes 200 acres of open conservation land, 200 acres of golf course and country club and 225 acres set aside for six residential villages. The country club includes an 18-hole golf course, aquatics center, fitness and activities center, plus racquet sports and fine dining restaurant. “The local area is casual and understated, something we’ve tried to capture, while at the same time, offering exceptional facilities, professional instruction in all areas and an exceptional food experience,” Andrews says. 

The residential community is permitted for a total of 189 homes, 54 of which have been completed. An average of three to four homes have been built at the club annually since 2011 and roughly 40 percent of the Bay Club’s homes overlook the golf course or have golf or water views. 

In 2013, 36 home-sites were sold to Aerie Homes and last month they completed construction of a model home and spec home to showcase their design and quality of homes within their planned community within the Bay Club. These homes will range in price from the mid-$500’s to low $600’s and will be available in three designs, each with 3-bedrooms ranging from 1,825 and 2,245 square feet. One of the appealing considerations is their construction cycle from contract signing to completion is under six months.

Potential buyers looking for a custom home also have options at Bay Club. Bay Club Real Estate Holdings (BCREH), an organization formed by 171 of the club’s 300 members, acquired the property from the original developer in 2006, and it owns 36 home-sites reserved for custom home construction. 

BCREH coordinates custom home design and construction efforts through a Preferred Builders program that includes four custom homebuilders: Bayside Building Inc.; Steven J. Bishopric Inc.; RCR Development and Whitman Homes. Lot owners can also hire their own designer and builder if they wish. “Our objective is to attract new homebuyers and partner them with one of the builder group’s or work with their builder if they are already working with one,” Andrews says. “Custom home planning and construction is a longer process where the home-owner and builder work closely to finalize plans with the process taking on average 12 to 14 months.”

All of the Preferred Builders are regionally based companies with an average of 30 years of experience. Three of the four builders have built custom homes within the Bay Club since 2005, when the first homes were completed, while the country club’s golf course opened in 2004. 

“We were most interested in aligning ourselves with builders[1] that had excellent reputations and portfolios of homes that were also willing to follow the construction guidelines we developed,” Andrews adds.

The Bay Club’s home-sites range in size from one-third of an acre to roughly one acre with homes featuring traditional coastal New England-style architecture and materials. Homes feature shingle and/or clapboard siding, gables and dormers, and double-hung windows. Many homes in the Bay Club also feature front and back porches. 

Custom home designs range from 2,100 to more than 6,000 square feet. Smaller homes feature two to three bedrooms, with larger homes having four or more. 

“Ultimately, we anticipate a community of homes that are different architecturally, yet homogeneous when it comes to look,” Andrews adds. “There is a consistency of architectural theme, but no two homes [on BCREH-owned lots] should be exactly alike.”
