For Townbridge Homes, there may no better place to build at the moment than its home city of Austin, Texas. President Aaron Levy says that the Lone Star State’s capital is keeping the homebuilder very busy.

 

“Austin is a very insulated market,” he says. “Nationally, it’s a different story, but we’re still seeing consistent growth here.”

Founder Jacob Kohn started the company and focused on developments in New York City. Kohn’s son-in-law, David Pollack, later joined him in the business in 1978, after building projects in Austin.

Levy, who is Pollack’s son-in-law, told him in 2003 that he was interested in moving to Austin and continuing the business. “That’s what we did,” Levy says, noting that he started out slow by building one house at a time. “Now, we’re back into building full communities.”

Over the years, Townbridge Homes has set itself apart by following Pollack’s method of putting extra value into its projects. “He always put it as ‘building the Cadillac and not the Ford,’” Levy says, noting that this consists of a nicer finish, more refined details and a better quality of construction.

Building Beauty

Townbridge Homes’ recent projects include The Cottages At Autumn Wood, a 20-unit single-family home community in south Austin. The company built the project with environmentally sustainable construction in mind, Levy says.TownbridgeBox

For example, “We intentionally chose not to work with any oil and gas,” he says, adding that each home features solar-powered induction cooking systems, hybrid heat pump water heaters and blown in insulation. The construction team also recycled 80 percent of its waste and did not use any VOC paints.

Levy is proud of the savings that The Cottages have provided its residents. “We’ve only been collecting data for a year, but the production of the solar alone has saved our homeowners $8,000,” he says.

“It’s been a production equal to planting 3,500 trees,” he says, noting that it is important for builders like Townbridge Homes to engage in sustainable construction. “This is a good example of our step in the right direction.”

The Austin Energy Green Building program also highly rated the project. “It came out really nice,” Levy says. “It’s just a very beautiful community.”

Meeting Needs

Townbridge Homes is reacting to homeowners’ increasing desire for technology in their homes. Currently, “We are starting to include automation as part of our base packaging,” Levy says.

“A lot of people are wanting to see that,” he says, noting that homeowners are looking for features such as video doorbells or locks and HVAC systems that they can control via their smartphones.

The company also is seeing a strong desire for homes that require no lawn maintenance. For those buyers, “We have a product where all of the outdoor living is hardscape,” Levy says.

While its communities will have features such as a central green space, a jogging trail and other landscape amenities, they are not the responsibility of the homeowner. “It’s maintained by the community,” he says.

A New Venture

Townbridge Homes is currently designing a new community with multi- and single- family houses, as well as mixed-use and commercial space. The project, Levy notes, will be built in the Austin-Round Rock metropolitan area.

“It’s going to be over 230 homes,” he says, adding that the finished community will feature community parks and amenities as well. The project also will reflect the company’s new focus on Austin’s tertiary areas.

“We want to continue what we’re doing, but with an increase in affordability,” he says, adding that this can be difficult in Austin. “That’s why we’re looking at these tertiary markets. We also want to be able to provide the same level of quality as well as access to efficiencies and sustainable design, as well.”
